- The mall fever lowered the rents, over 500,000 sq. m GLA is expected to be delivered in Sofia for the coming four years. There is a real danged of real property oversupply in the coming three-four years according to the survey of the consultant MBL. The interest to the sector keeps on being very strong despite the slow growth of the purchasing power of the population and the start of large-scale retail projects of regional and local importance. A very big part of the shopping centers which are currently at a design phase or under construction in the big cities of the country will be completed at one same moment which could influence the rents as well as the concepts of the projects that have not started yet. The main factors are the supply point of retail space in a specific zone or the existence of concrete projects with better location and strong key tenants. Sofia is the leader in this country with 517,000 sq. m retail space ready to be leased within three to four years, of them 144,000 sq. m are already under construction, the rest of 373,000 sq. m are at a design stage.
